Why T1-11 Still Makes Sense for Eastern Washington Homes and Outbuildings
We’ve been selling T1-11 panel siding out of our Airway Heights, Colville, and Kettle Falls locations since long before “board and batten” became a design trend, and it remains one of the most cost-effective siding options for shops, barns, garages, and even full homes across Eastern Washington. That said, our climate here — hard freezes in Stevens County, heavy snow loads around Kettle Falls, hot dry summers in the Spokane area — puts real stress on wood-based siding. T1-11 will give you decades of service if you manage water correctly. It will fail early if you don’t. This guide walks through what actually matters.
What Makes T1-11 a Good Fit (and Where It Struggles)
T1-11 is a structural plywood or OSB-based panel with vertical grooves milled in, designed to double as both sheathing and finished siding in one step. That’s a real labor and material savings for anyone building a pole barn in Colville or a detached garage in Airway Heights. The catch: the panel edges are exceptionally absorbent. Where the sheet is cut, or where two panels meet, unprotected wood fibers will soak up moisture fast. In our wet shoulder seasons — spring runoff, fall rains — that’s the failure point we see most often on older installs.
Materials and Fasteners You’ll Need Before You Start
Getting the materials list right up front saves you multiple trips back to the store. Here’s what we recommend stocking before you start cutting panels.
Panel Options
- Traditional plywood T1-11 — structurally rated, holds paint and stain well, more forgiving of moisture than OSB-based versions.
- OSB-based T1-11 — less expensive, but cut edges need extra sealing attention since OSB swells more aggressively when it gets wet.
- Engineered wood panel siding (such as LP SmartSide-style products) — an alternative some Eastern Washington customers choose for better factory-applied moisture resistance, installed with a similar method to traditional T1-11.
Fasteners
Use galvanized ring-shank nails — the ring shank resists pull-out far better than smooth-shank nails, which matters when panels expand and contract through our freeze-thaw cycles. Standard nailing pattern:
- Panel edges: 6 inches on center, into studs
- Field (panel center): 12 inches on center, into studs
- Keep all nails at least 3/8″ from panel edges and never in the grooves
Moisture Barrier and Flashing Supplies
- House wrap (taped at all seams and repaired at tears)
- Metal Z-flashing for horizontal joints and panel stacking
- Window and door flashing tape
- Exterior-grade primer (for panel faces and, critically, cut edges)
- Exterior paint or solid-body stain, plus a quality exterior-rated caulk

Step-by-Step Installation Process
Step 1: Prep and Prime Every Cut Edge
Before a single panel goes on the wall, prime the factory edges and — just as important — prime every edge you cut on site. This is the single most skipped step we see, and it’s the one that prevents rot fastest. If you’re cutting panels to fit around a window in your shop, prime that fresh-cut edge before it ever sees rain.
Step 2: Install House Wrap
Even when T1-11 serves as your structural sheathing, you still need a weather-resistant barrier underneath it. Install house wrap per code, overlap seams properly (upper courses over lower, always shedding water downward), and tape any tears immediately. Mark your stud locations on the wrap with a chalk line or marker before you start hanging panels — this saves enormous frustration once the wrap covers your layout marks.
Step 3: Establish Your Clearance Line
This is where Eastern Washington conditions really matter. Snap a level line and plan for:
- Minimum 1″ clearance above concrete slabs, decks, or patios
- 6″ or more clearance from grade where possible, especially in areas that see snow drift against the foundation (common in Colville and Kettle Falls properties with north-facing walls)
- Never let the panel bottom edge sit where irrigation spray or roof runoff will hit it directly
On sloped lots — and we’ve got plenty of those around Stevens County and the hills outside Spokane — pay extra attention to the low side of the building where water naturally collects.
Step 4: Hang the First Panel Plumb
Start at a corner. Check plumb with a 4-foot level before nailing anything permanent — a panel that’s out of plumb by even a half-inch will throw off every subsequent seam. Tack it temporarily, verify, then nail off using the 6″/12″ schedule described above.
Step 5: Space Panels and Handle Joints Correctly
Leave a 1/8″ gap between panels to allow for seasonal movement — our temperature swings from -10°F winter nights to 95°F summer afternoons mean wood panels are expanding and contracting more than folks expect. Where panels stack horizontally, install Z-flashing between the courses so water sheds outward instead of tracking behind the upper panel.
Step 6: Flash Windows and Doors in the Correct Order
Flashing sequence matters: install the sill (pan) flashing first, then the side (jamb) flashing, and finally the head flashing last, overlapping down over the sides. Doing this out of order — a common DIY mistake — creates a shingle effect in reverse, funneling water directly into the wall cavity.
Step 7: Caulk, Prime, and Finish
Once panels and trim are fastened, caulk all trim joints, panel seams that aren’t flashed, and anywhere else water could find a path inward. Apply your primer coat (if not already fully primed) followed by two coats of quality exterior paint or solid stain. Don’t skip back-priming any final trim cuts made on site.
Eastern Washington Climate Considerations You Can’t Skip
Snow Load and Ground Contact
In Kettle Falls and the higher elevations around Colville, snow piles against north and east walls and stays there for weeks. That prolonged contact is brutal on siding that’s installed too close to grade. If your build site is prone to drifting, consider adding a metal drip flashing behind the bottom edge of the panel as extra insurance beyond the standard clearance gap.
Summer UV and Heat
The dry, high-UV summers we get in the Spokane area and out toward Airway Heights will break down paint and caulk faster on south and west-facing walls. Plan on an annual walk-around each spring — look for hairline cracks in caulk joints, chalking or peeling paint, and any darkened or soft spots near the bottom edges. Catching these early is a 20-minute fix; ignoring them for a couple seasons can mean replacing whole panels.
Irrigation and Landscaping
We see this constantly on properties around Spokane’s outskirts: sprinkler heads aimed straight at the lower siding course. Redirect spray heads, extend gutters and downspouts well away from the foundation, and use splash blocks so roof runoff doesn’t pool at the base of the wall.
Local Code Notes
Spokane County, Stevens County, and Ferry County all require a weather-resistive barrier behind exterior siding on heated structures, along with corrosion-resistant fasteners rated for exterior exposure. If T1-11 is doing double duty as structural sheathing, your local building department may also want to verify nailing schedule and panel thickness against the structural requirements for your wall assembly. When in doubt, a quick call to the county building office before you start saves headaches at inspection time.
Common Mistakes We See — and How to Avoid Them
Panels Installed Too Close to Grade
This is the number one issue we see on service calls. Wood siding sitting in contact with soil, mulch beds, or standing water will rot from the bottom up, often faster than homeowners expect. Maintain your clearance, and check it again after any landscaping or hardscaping work near the house.
Skipping Edge Priming
An unprimed cut edge is basically a sponge. It’s a five-minute step per panel that prevents years of trouble.
Wrong Fasteners or Bad Nailing Habits
Non-galvanized nails will rust and streak your siding within a season or two. Nails driven too close to the panel edge split the wood; nails overdriven crush the face and create a moisture trap. Stick to the 6″/12″ schedule with galvanized ring-shank nails into solid framing.
No Housewrap, or Poorly Taped Seams
Some DIYers assume the siding alone is a sufficient water barrier. It isn’t. Skipping housewrap — or taping it poorly — is one of the most common causes of hidden rot we find when we pull old siding off during remodel jobs.
Flashing Installed Out of Sequence
Bottom, then sides, then top — always in that order, always overlapping downward. Reverse that sequence around a window and you’ve built a funnel for water instead of a shield against it.
Deferred Maintenance
T1-11 is a long-term performer, but it’s not maintenance-free. Budget for repainting or restaining every several years depending on sun and weather exposure, and don’t wait until you see visible damage to recaulk.

Good DIY Candidates
Sheds, detached shops, pole barns, and simple garage walls with few window and door openings are well within reach for a confident DIYer with a circular saw, a level, a nail gun, and some patience for the flashing details. When to Bring in a Contractor
Full home re-siding, multi-story walls, steep or difficult lots, and any project with a lot of window and door penetrations benefit from professional experience — particularly around flashing details and code compliance.
