Framing a Wall the Right Way: What Eastern Washington Builders Need to Know

If you’ve ever stood in the framing aisle at our Airway Heights location trying to decide between 2x4s and 2x6s, you’re not alone. Framing a wall looks simple — studs, plates, nails — but getting the layout right the first time saves you money, headaches, and callbacks from your building inspector. We’ve been supplying lumber and framing hardware to contractors and DIYers across Spokane, Colville, and Kettle Falls since 1979, and this guide covers everything you need to frame a wall correctly, whether it’s a basement partition or a load-bearing exterior wall out at your place in Stevens County.

Studs: Size, Spacing, and Grade

For most interior walls, 2×4 studs spaced 16 inches on center (OC) is the standard. This spacing isn’t arbitrary — it’s designed to land stud centers exactly where the edges of a 4×8 sheet of drywall need support (marks at 15-1/4″, 31-1/4″, 47-1/4″, and so on). Exterior walls in our region are increasingly framed with 2×6 studs instead of 2x4s, mainly because the deeper cavity allows for more insulation — a real advantage when you’re fighting a Kettle Falls winter that regularly dips below zero.

Grade matters too. Washington residential construction typically requires studs to be a minimum of 2×4 Hem-Fir stud grade or better, with a maximum spacing of 16″ OC, and height limits on exterior walls (commonly capped around 8 feet without additional engineering). You’ll also see Douglas Fir-Larch and Spruce-Pine-Fir (SPF) studs at our stores — all acceptable, but always check your specific plan and local code before you buy.

Load-Bearing vs. Non-Load-Bearing Walls

This is one of the most common questions we get from customers walking into our Colville store. A load-bearing wall carries weight from the roof, floor joists above, or upper stories — it needs correctly sized studs, headers, and sometimes engineered lumber like LVL. A non-load-bearing (partition) wall just holds up drywall and trim, and can be framed more simply. If you’re not 100% sure which type you’re dealing with — especially in an older Spokane-area home where additions and remodels have muddied the original structure — get a second opinion before you start cutting into anything.

Layout: Getting Your Plates and Studs Right the First Time

Good framing starts on the ground, not in the air. Before a single stud goes up, you need to lay out your top and bottom plates side by side and mark them together so the stud locations match perfectly on both.

Marking Plates for 16″ OC Layout

Lay your top plate and bottom plate flat, edges touching, and measure from one end. Mark stud centers at 16″, 32″, 48″, and so on — but here’s the trick experienced framers use: mark an “X” on the side of the line where the stud actually goes. It sounds small, but this single habit prevents more framing mistakes than almost anything else. Without it, it’s easy to nail a stud on the wrong side of your line and throw your whole layout off by 1-1/2 inches.

Double Top Plates — Not Optional

Nearly all house framing in our area uses a double top plate — one plate nailed to the tops of the studs, then a second plate on top of that, overlapping at corners and wall intersections. This ties your walls together structurally and helps distribute roof and floor loads evenly. Washington code generally requires end joints in the double plate to be offset by at least 48 inches from each other, so plan your plate stock accordingly — don’t just butt two short pieces together at the same spot as the layer below.

Corners and Intersections

A weak corner is one of the most common issues we see on inspection walkthroughs. Building a corner with just two studs leaves no solid backing for drywall on the intersecting wall. Use a three-stud corner assembly (or two studs plus blocking) so you’ve got a nailing surface on both sides. The same goes for any interior wall intersection — add blocking so your drywall crews aren’t left floating a seam in mid-air.

Sighting for Crown

Every stud has a slight bow to it — that’s just wood. Before you nail anything, sight down the length of each stud like you’re looking down a rifle barrel. You’ll see which way it curves (the “crown”). Install every stud with the crown facing the same direction. Over time, gravity and load will help straighten the wall rather than leave it wavy. This is especially important with lumber that’s dried out fast in our hot, low-humidity Eastern Washington summers — dry studs move more than you’d think.

Framing Around Doors and Windows

Openings are where a lot of DIY walls go sideways. You need a system, and it’s the same system used on job sites from Airway Heights to Kettle Falls.

King Studs, Jack Studs, and Headers

A king stud runs full height on either side of the opening. A jack stud (or “trimmer”) sits inside the king stud and supports the header — it’s cut shorter to make room for the header on top. The header itself spans the opening and carries load down through the jack studs.

For a non-bearing wall, a simple header made from two 2x4s with a 1/2″ plywood spacer sandwiched between them will match the 3-1/2″ width of your wall and is generally sufficient. For a load-bearing wall, headers need to be sized to the actual span and load — that usually means doubled 2x8s, 2x10s, or engineered LVL beams. Don’t guess on this one. Header sizing on bearing walls should follow your span tables or an engineer’s spec, especially with our regional snow loads factored into the roof above.

Sizing for Windows

Rough openings for windows need to account for the header height plus a sill plate below, with jack studs supporting the header and cripple studs filling the gaps above and below the opening. Always frame to the rough opening dimension listed on your window’s spec sheet, not the finished frame size — this trips up a lot of first-time framers.

Eastern Washington Climate, Code, and Structural Considerations

Framing in Spokane, Colville, or Kettle Falls isn’t quite the same as framing in Seattle or Boise. Our climate and geology bring a few specific concerns worth planning around.

Cold Winters and Moisture at the Bottom Plate

Anywhere a bottom plate sits on a concrete slab or foundation — basements, garages, ground-floor exterior walls — you should be using pressure-treated lumber for that plate, with a sill gasket or moisture barrier underneath. Freeze-thaw cycles and slab moisture in the Spokane area and up through Stevens County can rot untreated plates over time, and that’s an expensive fix once drywall and flooring are in.

Insulation and Exterior Wall Depth

With winters that regularly bring sustained sub-freezing temperatures, especially up in Colville and Kettle Falls, more builders are moving to 2×6 exterior wall framing at 16″ or 24″ OC to get a deeper cavity for insulation. If you go with 24″ OC spacing, upgrade to 5/8″ drywall instead of 1/2″ — the extra rigidity prevents sagging and cracking between studs that are farther apart.

Dry Summer Lumber Movement

Our hot, dry summers pull moisture out of framing lumber fast. Lumber that wasn’t fully dried before installation can shrink and twist after the wall is closed in, leading to nail pops and hairline drywall cracks months later. Buy straight, properly dried stud-grade lumber, store it flat and off the ground if it’s sitting on a jobsite for more than a few days, and avoid installing visibly wet or green lumber whenever you can source dry stock instead.

Seismic Considerations

Eastern Washington sits in a seismically active region, and shear strength matters more here than a lot of people realize. Proper nailing patterns on structural sheathing (OSB or plywood), correctly installed metal connectors — hold-downs, straps, and clips — and solid attachment between wall plates and the foundation all contribute to how well a structure performs in a seismic event. Simpson Strong-Tie connectors are the standard here for a reason; don’t skip them on load-bearing or shear wall applications.

Local Code and Inspections

Spokane, Stevens County, and surrounding jurisdictions generally follow the International Residential Code with Washington-specific amendments. Expect inspectors to check stud size and spacing, double top plates with properly offset joints, three-stud (or blocked) corners, correct header sizing over openings, and fire-blocking at required intervals. Pull your permit before you frame anything structural, and call your local building department if you’re not sure whether your project needs one — a five-minute phone call from our Colville or Airway Heights counter customers has saved plenty of people from costly rework.

Common Framing Mistakes We See at the Counter

After decades of ringing up lumber orders across three stores, our staff has heard just about every framing story there is. Here are the mistakes that come up again and again.

Skipping the Plate Layout Step

Trying to eyeball stud spacing instead of marking both plates together before assembly is the number one cause of crooked layouts and drywall headaches down the line.

Mixing Spacing Without a Plan

Switching between 16″ and 24″ OC mid-wall without adjusting drywall thickness or sheathing fasteners leads to bouncy walls and cracked seams. Pick one spacing for the whole wall and stick with it.

Ignoring Header Requirements on Bearing Walls

Treating a load-bearing wall like a simple partition — undersized headers, missing jack studs — is a serious structural mistake. If there’s any doubt about whether a wall carries load, assume it does until proven otherwise.

Forgetting Blocking for Future Fixtures

Cabinets, grab bars, handrails, and wall-mounted TVs all need solid backing. Add blocking during framing — it’s a five-minute job now versus tearing into finished drywall later.

Not Checking Square Before Standing the Wall

Before you lift a framed wall into place, measure both diagonals corner to corner. If they match, your wall is square. Skip this step and you’ll be fighting a rack in your wall for the rest of the project.

DIY or Call a Pro? And What It’s Going to Cost

Simple, non-load-bearing interior partitions — a closet wall, a basement room divider, a pantry addition — are very doable for a careful DIYer with basic tools and a level head for measuring. Standard 2×4 construction at 16″ OC with a simple door opening is well within reach if you’re comfortable with a saw, a framing nailer or hammer, and a tape measure.

Where we’d tell you to bring in a licensed contractor: any load-bearing wall, anything on the exterior envelope, multi-story framing, or any project that changes your home’s footprint or roofline. Mistakes on structural walls are expensive and sometimes dangerous to correct after the fact.

What Drives Framing Costs in Our Area

Material costs scale with wall type — exterior and load-bearing walls cost more due to larger lumber, headers, and connectors. Labor is driven by wall height, length, number of openings, and site complexity. Choices like 2×6 versus 2×4 studs, engineered headers versus standard lumber, and 5/8″ versus 1/2″ drywall all move the price up or down. Budgeting extra for straight, dry, quality lumber generally pays for itself in fewer callbacks and a straighter finished wall.
